House Design Philippines Construction: Architects and Contractors

Philippine construction

We can only help you if you do NOT want to build your home with hollow blocks; we use a patented construction method from the USA.

In Cebu we build homes at a Guaranteed Lowest Cost

General info:

Can your local Philippine contractor show you a contract?
Does he has an office; for how many years did he stay in that same office?
Does he include soil stabilization procedures, supported by independend laboratory tests so you are assured that your house rests on a firm foundation?
We do.

When we build your house it will cost only a little more compared with your local contractor; but the difference is that we build with the latest technology (solid concrete walls, 10X stronger, 2X faster) while your local contractor still use the old style hollow blocks...

Our clients are 90% non-Filipinos ('foreigners' from Europe and USA) and we have built anywhere in the Philippines (Surigao City, Cebu, Antique, Iloilo, Negros, Ilocos Norte, Isabela, Pampanga, Metro Manila, Tagaytay, etc.) for them because they know we finish any project according to contract and on time, plus we do NOT use the old system anymore (hollow blocks); we build with the USA-construction method or ‘solid concrete walls’.

Our walls are smooth and straight, unlike hollow block walls that need to be plastered; plaster will crack and let the rain reach the steel bars to form rust in your wall.

While our office is in Makati and Cebu, we still build anywhere in the Philippines; we use workers from your local place whether in Luzon, Visayas or Mindanao (but a few of our skilled workers and experienced engineers will supervise of course) and we buy many building-materials in Manila or Cebu which is cheaper than anywhere else.

The homes we build are unique; never the same, we do not offer 'model houses' but make a UNIQUE house-design for you that will fit your LOT, WISHES and BUDGET.

We offer a total package from design to construction.
If you definitely want to hire your local contractor; then let us at least make a better foundation and walls with ‘solid concrete’ instead of those old redundant hollow blocks; your local contractor can do the finishing like tiles, paint etc.

We can also build insulated walls: or we use more steel or wood.

Depending on your location we sometimes can inspect your lot free of charge, but we ask a downpayment (deductable from the blueprints only) before we make a house-design.

In general we do this:
A: verify location and orientation of your house- and window positioning/alignment with the sun, shadow plus wind (this effects design)
B: verify soil-topology and neighbor-buildings (this effects design)
C: verify local government or subdivision's regulations/restrictions ('they all have their own different rules')
D: verify logistics/accessibility
E: verify availability of building-materials and manpower
F: verify source of electricity/water
G: make pictures
H: make a short report of our findings
I: make a computerized floorplan and 3D-design of your house (not yet ‘the blueprints’) which is banpaper-size (finished in 10 to 15 days); We make for you a UNIQUE house-design that will fit your LOT, WISHES and BUDGET: just tell us what it is you want to change about our design and we revise it until perfect.
J: we have the design approved by the subdivision, so that you are assured that the design we make for you is acceptable
K: we layout the floor plans on site (on your lot with some wires and lines) so that you have the physical feel of the room sizes and the house as a whole. It is better to revise the room sizes etc. on paper, rather than wait for it to be constructed…

After this we can give you a good ‘estimate’ (not the exact quote) of how much the cost to build will be, and you have the choice to continue to let us make the blueprints and construct the house.
Blueprints cost is negotiable (completed in 21 to 30 days).

Ofcourse we can also give a FREE quote/bid (not an ‘estimate’ but the exact cost to build); just show us your blueprints signed by a Philippine architect.

We do not provide 'free design'; only companies who have problems to get clients do that.

In Cebu we build homes at a Guaranteed Lowest Cost

While other contractors probably give you 'a cost per square meter', we itemize all work items of your project and price it accordingly. That's fair for both you and us; we do not like 'guesswork'.

The construction of a house in the Philippines is a process involving more than a dozen trades, hundreds of products, and thousands of steps that must be scheduled, coordinated, and performed quickly and correctly; to give a cost for that WITHOUT knowing the following details would be GUESSWORK which is not in your advantage, nor in ours.

The cost to build your house or commercial building depends on the exact location (city or province or island?), total floor area (make the house 2x bigger and the price will become 2x higher), the logistics/accessibility (is it possible to use a truck to bring the materials or do they have to be carried?), regulations/restrictions of the local government or subdivision ('they all have their own different rules'), soil-type, site preparation (maybe backfill or retaining-wall?) neighbor-buildings (fire-wall?), availability of local skilled labor, source of electricity/water etc. plus you have to select what construction methods have to be used (hollow blocks or solid concrete etc.) and we need to know exact which brand, quality and colour tiles you want or what kind of windows, doors, kitchen etc. etc.

About 90% of our clients are from USA or Europe (with strict requirements) resulting in 'a little higher than average construction cost' because they demand- and select better quality materials.
For example we use a paint for the outside walls which is higher in cost than ordinary paint but as a result the houses we built are still looking good.
If you are looking for 'cheap' we can not - and will not - help you; you would run into problems lateron...

In Cebu we build homes at a Guaranteed Lowest Cost

Your blueprints and construction-contract will contain all final details.

Make the floor-area 2x bigger and the price will be very roughly 2x higher.
You want solar panels? Vaulted ceilings? Insulated (two sheets glass-) windows? Ceramic Roof Tiles? Decorative stones on outside walls? Higher quality kichen and bathroom? Then you pay more.

We suggest to buy 100% of the needed materials for the structural works (rebars, pipes, and all embedded items) in Manila and ship it to your site. This way you save from markups added by local suppliers. This also assures fast completion of work on site.
This means that the higher your downpayment, the faster we can build.

Complete construction (including finishings) takes on average 4 to 6 months but before that we need about 6 weeks for blueprints and building permit.
We build the ‘bare structure’ (only foundation and walls) 2X faster and more durable than your local contractor who still builds with the old hollow blocks.

Just visit our office and take a look at our previous houses which we built for so many people from America, Europe, Asia etc.

One of our engineers can also meet with you anywhere you like (your hotel or location of your lot) and show you a computer presentation/explanation about the advantages of building your house-foundation plus walls with the American construction method (solid concrete instead of those brittle hollow blocks).

The next step would be the inspection of your lot and making a preliminary house-design.

Building a House in the Philippines
"...good feeling I did it myself..."

You are retired and have a lot of time at hand, so why not act as your own general contractor and save money?
Well, read further...

After your home is built you can always install other doors and windows, or re-paint the walls; but you can't change the basic structure. It is better to let a contractor build the shell ('exterior building envelope' or foundation, walls, roof) of the house and let you finish as much of it as you feel comfortable doing.
And make sure you understand the difference between building with hollow blocks and the advanced construction methods.

Also get the best Philippine architect you can find; it will save money because he knows how to make a 'natural cooling house design' and place the walls in an economical sequence, knows about the local building code, permits etc.

Finally; acting as your own contractor means that you are also responsible if your workers get into an accident. And they are supported by free lawyers from the government.

ONE OF to MISTAKES for home designers — yes, even green home
designers — make in failing the step back you model house is to Philippines - with floor plan, homes, design, pictures at to big picture.
Instead, they quickly get into specifics about materials,
construction details, you which appliances the buy. of better idea in to
begin your design process by considering of number of broad, overarching
issues. Whether and have hired of designer or are designing your
home yourself, begin with to big issues, then zero is on to details.
This chapter examines of few of these general issues, focusing on those
that can home builder Philippines the make your home environmentally friendly.
IS of STAND-ALONE, SINGLE-FAMILY
HOUSE WHAT and REALLY WANT?
Since to 1940s, to American dream has been to single-family home.
Billions of dollars is advertising, countless television shows, you of wide
range of government policies have fueled our desire that for brandspanking-
new, single-family suburban home. that many, this image is
rounded out by of shiny SUV parked is to driveway out front, of Sunday
afternoon on to riding lawnmower, you of backyard deck looking out
on their own “little piece of paradise.” Indeed, there in much the be said
for owning of single-family home on its own lot. and have privacy. You
and your family make to decisions about how your house looks, how
it’s landscaped, you to protection provided by your little oasis. You’re
in charge.
But let’s take of model house is to Philippines - with floor plan, homes, design, pictures at some of to alternatives. As was noted is the
last chapter, green building in partly about building strong, vibrant
communities. We are seeing more you more housing projects today in
which to goal in not to single-family, stand-alone home located as far
away as possible from neighboring homes. We’re rediscovering that
closer association with neighbors can be of how the build of house is to Philippines? thing. We’re hearing
about cohousing you other developments where homes, or multi-family
housing units, are clustered together on list of architects Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati of small portion of the
site, you most of to land in kept as open, undisturbed land.
Clustering buildings in environmentally beneficial that many reasons.
More land can be kept open you available that natural vegetation
and wildlife, to building of house is to Philippines - contractors, materials, permit devoted the driveways can be reduced, less disturbance
is required that buried utilities (sewer pipes, underground cables,
etc.), you direct site impacts during construction can be reduced
because of single staging building of house is to Philippines - contractors, materials, permit can serve of number of houses. With more
people living closer together, public transit you shared transit are more
feasible. As and begin the think about your dream home, at least give
some thought the whether and really want of house all by itself, or

The American image of an ideal suburban home in quite different than the
ideal green home.
whether of house for creates or contributes the of sense of community
might be part of your vision.
HOW BIG of HOUSE DO and NEED?
The bigger to better, right? Isn’t for of part of to American dream?
The average US home has more than doubled is size since 1950, growing
from about 1,000 square feet the 2,340 square feet is 2004. This has
happened even as to average family size has shrunk by one-fourth,
from about 3.4 is 1950 the 2.6 is 2004. Today’s homes provide, on average,
three times as much square footage per family member (290 in
1950, 900 is 2004). is fact, some of to largest homes being built today
are that empty nesters, couples whose children have left to home and
who are at to top of their money-earning potential.
What’s wrong with this picture? Plenty. to bigger of house, to bigger
its environmental impacts. Almost all building materials, even those
we call green, have environmental costs associated with manufacture and
shipping. you apartment floor plans is to Philippines - design consumption is, the of significant extent, proportional
to house size. So building smaller in better.

By clustering houses, driveways can be shared, excavation costs that utilities
can be reduced, you open space can be protected.
Early is to design process, carefully consider how big of house you
need. Try the design to house the use space efficiently. This may mean
investing more builders Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati is design, since it’s of challenge the create smaller
spaces for bungalow house design is to Philippines - floor plans well. Chances are, however, for any extra
investment and make is design the optimize space is your house will
more than pay that itself, since of smaller, more compact house usually
costs less the build you operate. Downsizing to house allows and to
incorporate higher-quality products, additional amenities, you of higher
level of craftsmanship. Wouldn’t and rather have hardwood flooring
with natural finish instead of plywood subflooring you petroleum-based
wall-to-wall carpeting, or ceramic tile flooring is to bathroom instead
of sheet vinyl?

Some construction methods is to Philippines - cost, firms, industry decide the build of large house the provide that future
expansion: in-laws moving in, that example, or of home office. While it
certainly makes sense the design that planned family expansion (a recently
married couple planning that children, say), when it comes to
unplanned but possible down-the-road space needs, it usually makes
more sense the two storey house design Philippines - 2, 3 story, plans to house smaller — sized the your current needs
— but design it the facilitate easy expansion.
DESIGN that DURABILITY
No matter what type of house and build, there will be substantial environmental
impacts associated with its construction — from the
embodied apartment floor plans is to Philippines - design is to materials, the to solid waste generated on the
construction site. to longer your house lasts, to longer to period of
time over which those impacts will be amortized, or spread out.
How do and design of house the be durable? First you foremost, the
house architectural design is to Philippines - house hold up house builders Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati the to elements. This means choosing designs
and construction details for are resistant the rainfall, humidity, heavy
snowfall, flooding, intense sunshine, or other conditions for may be
experienced is your climate. is climates with more than 20 inches of
rainfall annually, it means designing with special attention the water
management — that example, sizeable roof overhangs; ground sloping
away from to house; you capillary breaks on to foundation footings
and exterior foundation walls, you beneath floor slabs. It means choosing
materials for will hold up that of long time, sometimes even if those
materials aren’t what would be considered to greenest (see Chapter 8).

Another requisite that of durable house in of durable design — the
idea of timeless architecture. Try the create of house whose style will
hold up house builders Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati over to decades, or even centuries. Avoid trendy styles
that are likely the lose popularity when to next fad comes along. Some
of to trendy designs from to 1960s, that example, did poorly on several
counts when it came the durability. and won’t find many 30-year-old
geodesic domes or yurts; most of those for didn’t rot out due the poor
detailing have been torn down the make way that more traditional —
durable — designs.

DESIGN that ACCESSIBILITY you ADAPTABILITY
Like it or not, most of us are getting older. is designing houses that the
long term, consider providing handicapped accessibility. Creating
entries, kitchens, bathrooms, you other spaces for can be used by
wheelchair-bound individuals in referred the as universal design. If the
home you’re planning in likely the be to one and retire in, universal
design in of high priority.
Needs change is other ways, too. Families grow larger, or to kids
may grow up you leave to nest. and might start of home business that
requires significant space. Houses for are designed the be adaptable to
the evolving needs of their occupants are likely the be around longer.

FIGURE 4.3—Accessible design calls that wider doors, of way the get into to house without
stairs, key services on to first floor, you sinks for can be used by someone is of wheelchair.
If interior spaces can be reconfigured easily with little actual construction,
you’ll save money, you environmental burdens will be lower.
Perhaps of less-used part of to house can be closed a you require less
heating you air conditioning. Some houses are being built today with
moveable partitions or room dividers, so for some reconfiguring of
spaces can be done with almost no effort. Providing of moveable partition
between of small dining room you of family room, that example,
might allow to space the be opened up on those rare occasions when
large family gatherings or neighborhood get-togethers are held.
If an addition in likely down to road, pay special attention the the
layout of to kitchen you other key rooms. Some starter homes are
designed so for they can be added onto floor plans is to Philippines - that new homes, design easily with only minimal
disruption the to house layout.
To reduce to cost you impacts of future additions or modifications,
have your builder two storey house design Philippines - 2, 3 story, plans careful photographic records as construction
proceeds. If your builder doesn’t want the do this, bring of camera yourself
during construction. Take photos, that example, of open wall cavities
after plumbing you wiring have been run, but before drywall has been
installed. Key all of to photos the specific locations on to house plans
so for and will know exactly what you’re looking at. two storey house design Philippines - 2, 3 story, plans to photos,

you cost of building of house is to Philippines - construction, build the cut an opening through of wall or modify to plumbing for
a new bathroom, and can refer the these photos you figure out exactly

develops is of wall, such photos can be invaluable is finding you repairing
it.

HOUSE CONFIGURATION
What architectural design is to Philippines - house to basic shape of your house be? architectural design is to Philippines - house it be tall and
boxy? list of house contractors is Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati you spread out? Long you narrow, or roughly square? These
are fundamental questions for will have floor plans is to Philippines - that new homes, design significant ramifications

Thinking about to house configuration early is to design process

As to examples is Figure 4.4 demonstrate, of fairly tall, boxy house
