What is the cost to build a home in the Philippines?
 

The price normally depends on the design, floor area, location, materials & method of construction, even the timetable will adversely affect costs.

Basically YOU are the one who deceide the construction costs; we let our clients select what house design they want, how big the floor area, which kitchen they like and what quality doors, colour of tiles etc. All of this effects the price.

Example:

Cost of building a 100 sq mt Philippine house (1,100 sq ft) turn-key package deal; including design, labor, materials (doors, paint, kitchen, roof etc.), supervision, paperwork (but not including furnitures/fixtures/appliances, landscaping and fence);

a) 'Average finish' (ordinary tiles, plain paint finish, steel casement windows) roughly Php 1.5M up to Php 1.8M
b) 'Medium-end finish' (sliding windows, China made granite tiles for floors, plain paint finish for walls) roughly Php 1.8M up to Php 2M
c) 'High-end finish' (first class) roughly Php 2M up to Php 2.5M

For 200 sq mt (2,200 sq ft) multiply the prices by 2
For 300 sq mt (3,300 sq ft) multiply the prices by 3

How to select a Philippine contractor?

If you ask a Philippine contractor to calculate the price of building your house he needs to know exactly what design you like, all measurements and what materials you select; maybe you want imported materials or Philippine-branded or 'not-branded with the same quality' (which is cheaper) etc. etc. The cost of building a house in the Philippines normally depends on the design, floor area, location, materials & method of construction, even the timetable will adversely affect costs.

So you need to show the blue prints which itemizes all scope of works and materials; only then the contractor can tell you the price which you can compare with other Philippine contractors.

If you ask a contractor to give a rough construction-estimate by only showing him some pictures from the internet you have no idea what quality of materials he will use...so you can never compare with other contractors...

(By the way; Philippine architects and contractors can not give you a free list of materials or make the design for free; this is a professional service that has to be payed for.)

You can not simply 'build the same house like a picture you see somewhere on the Internet'; it is intellectual property of an architect, it is not designed according to your preferences or to fit your lot and a 'foreign design' (blueprints which you buy abroad) has to be changed according to the Philippine Building Code anyway. Lately we hear more and more stories from our website-readers about the problems which they encounter because of the fact that they get the services of a 'contractor' or an 'architect' which happen to be a friend or relative without an office, without a contract...And they are offered very low prices...
The result is:
- 'contractors' disappear when the house is half finished
- houses that look nice when built start to crack/leak soon because the low price you pay forces the 'contractor' to use cheap materials
- 'architects' make a ridiculous design with a foundation of half a meter thick (yes believe it, we have seen this ourselves!)

Our latest example was in Medellin (Cebu) where the prospect showed us their house; half built. Their 'contractor' (a foreman; a friend of a friend...) disappeared because the low price that he offered turned out to be impossible...There was no contract...The septic tank was at the wrong place...The walls were not prepared to receive electrical/plumbing...they learned it the hard way...

Same story in Siquijor where the 'contractor' suddenly left to work as OFW abroad...leaving a half built house behind...
