What are the costs of building a house in the Philippines?
 

The cost of building a Philippine house or the price to build a commercial structure should not be estimated by simply getting the total floor area and multiplying it by the cost per square meter. The price normally depends on the design, location, materials & method of construction, even the timetable will adversely affect costs.

In getting the cost estimate of building, our practice is to itemize all scope of works and materials, based on plans which are designed by a Philippine architect using all your parameters and requirements. However; this takes a few days.

For quicker, budgetary purposes, we can estimate the construction cost per sq mt (which we know from our experience) and multiply it by the total floor area (= ground floor plus next floors). It is just a quick basis/reference of how much (more or less) your house will cost.

On average; expect minimum Php 15,000 per square meter total floor area to build a bungalow. For a two storey 'middle class' home the price will be about Php 18,000 per sq mt (ground floor plus second floor) and when you select high-class materials (maybe imported) it can go up to Php 25,000 per sq mt. In Mindanao however, prices are lower.

For example: a two storey house with ground floor 60 sq mt and second floor 60 sq mt can cost 120 sq mt x Php 17,000 = Php 2,040,000

This is the cost 'all in' or in short; owner will just receive the keys of the house.

Included are for example; doors, windows, roof-system, paint, kitchen, bathroom, plans, professional fees, permits, structural work, architectural works, plumbing and sanitary works, electrical works, tapping of utilities (except deposits to utility companies like power, internet and water), taxes, supervision, tools and equipment.

Not included are for example; appliances (air con units, refrigerator), furniture, lighting- and plumbing fixtures (chandeliers, bath tub), landscaping, fence, pool outside. We can include them for an additional amount.
